A wind-swept coastline, a breath-taking seafront, undulating waves, gusts of fresh air, countless chirping birds, a vast carpet of flora and fauna, a sunset to die for… Is this a brochure description of an exotic overseas tourist destination? You might be forgiven in thinking so, but the truth is that this idyllic scene is closer to ‘hamara India’ than you could ever imagine. Nestled away from the hustle and bustle of Mumbai, and offering a contrastingly calm, quiet and rejuvenating space, it’s our very own Alibag. Thanks to Samira Habitats, ‘God’s Own Region’ is now coming into the tourism limelight. Once a remote, quaint, underdeveloped and secluded cluster of villages, Alibag is today a much sought- after upmarket destination for elite holiday makers.
Starting on his pioneering venture 35 years ago with an investment of just Rs 25,000, but with an abundance of ambition, vision, grit, determination, resilience, perseverance and, above all, self-belief, Samir A Nerurkar, founder and Managing Director, has not only tasted personal success but has elevated Alibag to the status of a dream destination for holiday makers, nature lovers and second-home seekers.
How Mr Nerurlar succeeded in his venture could be a lesson in the syllabus of management schools! Surmounting the apprehensions of the villagers about the entry of a ‘city’ entrepreneur as well as regional political equations and other hurdles, Mr Nerurkar quickly established his presence there. His qualities of head and heart — persuasive, sincere, honest, well-intentioned, business-like, ever- smiling, well-groomed, softspoken, polite, friendly and suave — endeared him hugely to the villagers.
“This led to Samira Habitats emerging as an ‘apple of the eye’ establishment in Alibag, with the locals as also the elite making a beeline for sale-purchase of land at competitive prices, with the added attraction of a host of modern, allunder-one-roof services, facilities and amenities. We have always enrolled the locals in all our development plans and, further, have ensure that the ecological balance stays intact,” notes a happy and satisfied Mr Nerurkar
“Strategic land management — including identification of land, appropriate process assessment, planning for future sustainable land development with an emphasis on biodiversity and environmental resources — to evaluate return-on-land potential is key to our operational focus,” informs Sonali Rajput, Executive Director and group CEO. “However, the essence of our success is primarily due to the very strong rapport, trust, bonding, faith and confidence of the villagers reposed in Samira Habitats, so much so that they consider us as one of their own,” she adds. Ms Rajput’s own warm, effusive and genuine personality acts as a further assurance to the local folk that ‘all’s well’! “Alibag is on the cusp of emerging as a well-planned, modern, strategically located, easily accessible and a heaven-on-earth region,” points out Mr Nerurkar with a glint in his eyes.
As Alibag’s property market booms, so does its local economy. This new-found interest in the region is paving the way for better infrastructure, enhanced civic amenities and a boom in service industries. This economic upswing benefits not just investors but also the local communities, creating job opportunities and stimulating local businesses. Mr Nerurkar adds, “Yet, with great potential comes great responsibility. The development of Alibag’s real estate market needs a sustainable approach. Maintaining the ecological balance and preserving the natural beauty of the region is paramount. Eco-friendly construction practices and adherence to environmental regulations are crucial in ensuring that the growth of Alibag’s real estate market is both responsible and sustainable.”
Alibag has some major infrastructure development projects with government sanctions, while the Virar-Alibag multi- modal corridor connectivity, its town planning and various other plans will further accelerate the region’s growth. Alibag is blessed with unique natural features. Apart from its famous coastal area, it has beautiful hills, historic forts, temples and forests It has something to offer every person who is inclined to make Alibag their home. Star hotels with well-appointed properties, malls, entertainment and leisure hubs, state-of-the-art medical facilities and sports complexes are part of the region’s development plans. And the locals will be an integral part of this development.
A major catalyst for the region’s rapid development is the sea corridor that connects Mumbai and Alibag, with regular, comfortable and affordable ferry services to Mandwa port. Giving shape to the sunshine region of Maharashtra, Samira Habitats has on offer plots from its large land bank. The exponential appreciation in land prices, with high rental-generating potential, accentuates the tourism and lifestyle potential of the ‘heaven on earth’ coastal region that is Alibag.
